Please read these Terms and Conditions carefully before using our website or engaging the services of Coronado Property Pros. By accessing our website at coronadopropertypros.com or entering into a service agreement with us, you agree to be bound by these Terms and Conditions. If you do not agree, please do not use our website or services.
    1. Agreement to Terms

    These Terms and Conditions (“Terms”) constitute a legally binding agreement between you (“Client,” “you,” or “your”) and Coronado Property Pros (“Company,” “we,” “us,” or “our”), a commercial cleaning and property maintenance business based in Dallas, Texas.

    These Terms apply to all visitors and users of our website, all persons who request or receive quotes from us, and all clients who enter into service agreements with Coronado Property Pros.

    By using our website or engaging our services, you confirm that you are at least 18 years of age and have the legal authority to enter into this agreement on behalf of yourself or the business entity you represent.

    1. Services

    Coronado Property Pros provides commercial cleaning and property maintenance services in the Dallas-Fort Worth Metroplex, including but not limited to:

    • Commercial janitorial and office cleaning
    • Day porter and night cleaning services
    • Restroom sanitation and disinfection
    • Floor cleaning and maintenance
    • Lobby and common area cleaning
    • Parking lot sweeping and debris removal
    • Pressure washing and building exterior cleaning
    • Window cleaning
    • Landscaping and grounds maintenance
    • Move-in / move-out and post-construction cleaning
    • Bulk trash and debris removal
    • Graffiti and gum removal
    • Property maintenance and handyman services

    The specific services to be provided, their scope, schedule, and pricing will be defined in a written service agreement or quote accepted by the Client.

    We reserve the right to modify, suspend, or discontinue any service at any time. We will provide reasonable notice to active clients of any significant changes to the services they are receiving.

    1. Service Agreements & Quotes

    Quotes and Estimates

    All quotes provided by Coronado Property Pros are estimates based on the information available at the time of assessment. Final pricing may vary if the actual scope of work differs materially from what was originally described or assessed.

    Quotes are valid for 30 days from the date of issuance unless otherwise stated in writing. After this period, a new assessment may be required.

    Service Agreements

    Ongoing or recurring services require a signed service agreement outlining the scope of work, schedule, payment terms, and any special conditions. A service agreement becomes binding when signed by both parties.

    One-time or project-based services may be confirmed via written email approval or signed quote in lieu of a full service agreement.

    Changes to Scope

    Any changes to the agreed scope of services must be requested in writing and approved by Coronado Property Pros before work begins. Additional charges may apply for scope additions or changes outside the original agreement.

    1. Payment Terms

    Invoicing

    Invoices for services rendered will be issued according to the payment schedule defined in your service agreement. Typical billing cycles include:

    • Monthly recurring services: Invoiced on a set date each month as agreed
    • One-time or project services: Invoiced upon completion of work
    • Large projects: May require a deposit of up to 50% prior to commencement

    Payment Due Date

    Payment is due within 15 days of the invoice date unless otherwise specified in your service agreement.

    Late Payments

    Invoices not paid within the agreed timeframe may be subject to a late fee of 1.5% per month (18% annually) on the outstanding balance. Coronado Property Pros reserves the right to suspend services on accounts with overdue balances until payment is received.

    Accepted Payment Methods

    We accept payment by check, bank transfer (ACH), and other methods as mutually agreed. All payments must be made in U.S. dollars.

    Non-Payment: In the event of non-payment, Coronado Property Pros reserves the right to pursue all available legal remedies, including collection proceedings. The Client agrees to reimburse any reasonable attorney’s fees and collection costs incurred.

    1. Cancellation & Rescheduling

    Cancellation of Recurring Services

    Either party may cancel an ongoing service agreement by providing written notice of at least 30 days prior to the desired termination date, unless otherwise specified in the service agreement.

    Cancellation of Scheduled Appointments

    For scheduled one-time or periodic service visits:

    • Cancellations with 48+ hours notice: No charge
    • Cancellations with 24–48 hours notice: May incur a 25% cancellation fee
    • Cancellations with less than 24 hours notice or no-shows: May incur a fee of up to 50% of the scheduled service cost

    Rescheduling

    We understand that schedules change. Rescheduling requests made with at least 24 hours notice will be accommodated at no charge, subject to availability. Repeated last-minute rescheduling may affect our ability to continue service.

    Company-Initiated Cancellations

    Coronado Property Pros reserves the right to cancel or reschedule a service visit due to safety concerns, weather conditions, equipment issues, or other unforeseen circumstances. We will notify the Client as soon as possible and reschedule at the earliest available opportunity at no additional charge.

    1. Client Responsibilities

    To ensure that our team can perform services safely and effectively, the Client agrees to:

    • Provide safe and unobstructed access to the property during scheduled service times
    • Ensure that all necessary access codes, keys, or credentials are provided in advance
    • Notify Coronado Property Pros of any known hazards, restricted areas, or special requirements on the property
    • Secure or remove valuables, sensitive documents, or fragile items prior to service
    • Ensure that pets or animals are secured during service visits if applicable
    • Provide adequate parking or access facilities for our vehicles and equipment
    • Inform us promptly of any issues, complaints, or special instructions regarding the service

    Failure to meet these responsibilities may result in incomplete service, additional charges, or the need to reschedule. Coronado Property Pros is not responsible for delays or incomplete work caused by the Client’s failure to comply with these requirements.

    1. Limitation of Liability

    Coronado Property Pros will exercise reasonable care in performing all services. However, our liability is subject to the following limitations:

    • We are not liable for pre-existing damage, normal wear and tear, or damage caused by improper installation, defective products, or pre-existing conditions on the property.
    • Our total liability for any claim arising from our services shall not exceed the total amount paid by the Client for the specific service that gave rise to the claim.
    • We are not liable for indirect, incidental, consequential, special, or punitive damages of any kind, including but not limited to lost revenue, business interruption, or loss of data.
    • Claims for damaged items must be reported to us in writing within 48 hours of the service date. Claims reported after this period may not be honored.

    In the event of accidental damage caused by our team during a service visit, please contact us immediately at (469) 865-7585. We are committed to resolving damage claims promptly and fairly.

    1. Insurance

    Coronado Property Pros carries general liability insurance coverage for services performed on client properties. Proof of insurance is available upon request.

    Our insurance coverage includes:

    • General commercial liability for property damage caused by our operations
    • Coverage for bodily injury occurring during the course of our work

    Clients are encouraged to maintain their own property insurance. Coronado Property Pros is not responsible for damages or losses not covered under our insurance policy or for pre-existing conditions on the property.

    1. Intellectual Property

    All content on the Coronado Property Pros website — including text, images, logos, graphics, design elements, and service descriptions — is the exclusive property of Coronado Property Pros and is protected by applicable copyright, trademark, and intellectual property laws.

    You may not copy, reproduce, distribute, publish, modify, or create derivative works from any content on our website without our prior written consent.

    The Coronado Property Pros name, logo, and brand identity are proprietary and may not be used without express written authorization from the Company.

    1. Confidentiality

    Both parties agree to maintain the confidentiality of any sensitive or proprietary information shared in the course of the service relationship. This includes, but is not limited to:

    • Access credentials, security codes, or key information provided by the Client
    • Pricing, contract terms, and business information shared by either party
    • Any non-public information about the Client’s business, employees, or property

    Coronado Property Pros will not disclose Client confidential information to third parties without written consent, except as required by law or necessary for the performance of contracted services.

    1. Termination

    Either party may terminate the service relationship under the following conditions:

    • By the Client: With 30 days written notice, subject to any terms in the signed service agreement.
    • By Coronado Property Pros: We reserve the right to immediately terminate services in cases of non-payment, abusive behavior toward our staff, unsafe working conditions, or material breach of these Terms.
    • Mutual Agreement: Both parties may agree to terminate services at any time in writing.

    Upon termination, the Client is responsible for payment of all services rendered up to the termination date. Any prepaid amounts for services not yet rendered will be refunded on a pro-rated basis.

    1. Dispute Resolution

    In the event of a dispute arising from or related to these Terms or our services, the parties agree to first attempt to resolve the matter through good-faith negotiation.

    If negotiation does not resolve the dispute within 30 days, the parties agree to pursue mediation in Dallas County, Texas, before initiating any formal legal proceedings.

    If mediation is unsuccessful, any legal action shall be filed exclusively in the courts of Dallas County, Texas, and both parties consent to personal jurisdiction in such courts.

    1. Governing Law

    These Terms and Conditions are governed by and construed in accordance with the laws of the State of Texas, without regard to its conflict of law provisions.

    Any legal proceedings related to these Terms shall be conducted in Dallas County, Texas. Both parties consent to the exclusive jurisdiction of courts in that county.

    1. Changes to These Terms

    We reserve the right to update or modify these Terms and Conditions at any time. Changes will be effective immediately upon posting to our website. The “Last Updated” date at the top of this page will reflect when changes were made.

    For active clients under service agreements, we will provide written notice of material changes at least 14 days before they take effect. Your continued use of our services after notification constitutes acceptance of the updated Terms.

    We recommend reviewing these Terms periodically to stay informed of any updates.
